TERMS OF USE.

The basis on which this website is provided, and what it does and does not commit either of us to.

Last updated 27 August 2026. These terms govern your use of the Snow Op website. They are not the contract for snow removal services — that is a separate written agreement described below.

About this website

This site describes the snow and ice removal services Snow Op offers in Calgary, Alberta and surrounding communities. Everything on it is provided for information. Nothing here is an offer capable of acceptance, a quotation, or a commitment to provide service to any particular property.

Quote requests do not create a contract

Submitting the quote form, the contact form or the referral form does not create an agreement between us and does not commit you to anything. It asks us to review your property details and respond. We may decline to quote, and we may decline to serve a property — for example where it falls outside the area we can actually reach.

A service relationship begins only when a written seasonal service agreement is signed by both parties. Where anything on this website conflicts with that signed agreement, the signed agreement governs.

Seasonal contracts only

Snow Op contracts by the season. We do not offer month-to-month service, per-visit service or casual call-outs. The surfaces covered, the timing basis, whether de-icing is included, where cleared snow will be placed, and the fee are all set out in the signed agreement.

When we clear

We clear once a snowfall event has finished. We do not undertake to clear a property while snow is still actively accumulating, and nothing on this site should be read as promising continuous clearing, a guaranteed arrival time, or a bare surface at any given moment. Where a property genuinely requires access to be maintained during an event, that has to be negotiated and written into the agreement.

Municipal requirements are not legal advice

This site refers to sidewalk clearing requirements in Calgary, Airdrie, Chestermere and Cochrane so you can understand the context we work in. That information is general, may not reflect the most recent amendments, and is not legal advice. Bylaws are amended and their application depends on the specific property.

Responsibility for meeting the requirement that applies to a property rests with its owner or occupant. Snow Op is not affiliated with, endorsed by, or acting on behalf of any municipality, and does not guarantee that any property will be compliant with any bylaw. You should confirm the current requirement for your address with the relevant municipality.

De-icing

De-icing reduces the formation and persistence of ice on treated surfaces. It does not eliminate winter risk. Temperature, precipitation, meltwater, drainage, traffic and the time elapsed since treatment all affect what a surface does. Nothing on this site is a guarantee of traction, of a slip-free surface, or that no injury will occur. Property owners and occupants remain responsible for their own premises, including their obligations under Alberta’s Occupiers’ Liability Act.

Referral offer

The referral credit is earned when a person you refer signs a qualifying seasonal contract with Snow Op — not when the referral is submitted. It is applied as a credit against your own contract and is not redeemable for cash. Where several referrals are made, we will confirm in writing how they are applied before crediting them. We may change or withdraw the offer prospectively; a credit already earned under the terms in force at the time will be honoured.

Accuracy and availability

We try to keep this site accurate and available, but we do not warrant that it will be uninterrupted, error-free, or current at every moment. We may change, suspend or withdraw any part of it without notice.

Intellectual property

The text, layout, graphics, photographs and code on this site belong to Snow Op or are used with permission. You may view, download and print pages for your own non-commercial use in evaluating our services. You may not otherwise copy, republish or exploit them commercially without our written permission.

Acceptable use

Do not use this site unlawfully, submit another person’s information without their consent, attempt to gain unauthorised access to it, interfere with its operation, or use automated means to scrape it. We may refuse service or block access where these terms are breached.

Links to other sites

Where we link to a municipality or another third party, we do so for convenience. We do not control those sites and are not responsible for their content or their privacy practices.

Disclaimers and your consumer rights

Except as expressly stated in a signed service agreement, this website and its content are provided on an as-is and as-available basis, without warranties of any kind, whether express, implied or statutory, to the fullest extent permitted by law.

That limit does not displace rights you have that cannot lawfully be excluded. Alberta’s Consumer Protection Act and other consumer legislation give consumers rights and remedies that an agreement cannot contract out of. Nothing in these terms limits liability for fraud, for fraudulent misrepresentation, or for death or personal injury caused by negligence, and nothing here is intended to exclude any liability that cannot be excluded under Alberta law.

Limitation of liability

To the fullest extent permitted by law, and subject to the paragraph above, Snow Op is not liable for indirect, incidental, special, consequential or punitive damages, or for loss of profit, revenue or opportunity, arising out of your use of this website. Liability arising out of services actually performed is governed by the signed service agreement, not by this website.

Indemnity

You agree to indemnify Snow Op against claims, losses and reasonable legal costs arising from your breach of these terms or your unlawful use of this site, other than to the extent caused by our own negligence or wilful misconduct.

Privacy

Personal information submitted through this site is handled in accordance with our Privacy Policy and Alberta’s Personal Information Protection Act.

Governing law and jurisdiction

These terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable in Alberta. The courts of Alberta have jurisdiction over any dispute arising out of this website, and you attorn to that jurisdiction. Nothing in this clause deprives a consumer of the protection of mandatory provisions of the law of their place of residence.

Time limits

Claims are subject to the limitation periods in Alberta’s Limitations Act. Nothing in these terms is intended to extend, and nothing is intended to shorten below what the law permits, those periods.

Changes and severability

We may update these terms; the version published here is the current one and the date at the top tells you when it last changed. If any provision is found unenforceable, the remainder continues in force.

Weather, capacity and events beyond our control

Snow removal is weather-dependent work. Neither party is liable for failure or delay in performance caused by an event beyond its reasonable control, including extreme or prolonged weather, road closures, municipal restrictions, utility or fuel disruption, equipment breakdown despite reasonable maintenance, labour disruption, illness affecting crews, or an act of government. Where an event of that kind affects service, we will make reasonable efforts to perform as soon as it is safe and practical to do so, and the signed service agreement governs any adjustment to fees.

Notices and electronic communications

You agree that we may communicate with you electronically, and that electronic records and signatures satisfy any requirement that a document be in writing or signed, as permitted by Alberta’s Electronic Transactions Act. Notices to Snow Op should go to hello@snowop.ca. Notices to you will go to the email address or telephone number you gave us; it is your responsibility to keep those current.

Dispute resolution

If a dispute arises, please raise it with us first in writing so we have a fair chance to resolve it — most problems are a misunderstanding about scope. If it cannot be resolved within thirty days, either party may pursue its remedies. Nothing in this clause prevents either party from seeking urgent injunctive relief, and nothing in it limits a consumer’s right to bring a claim in Alberta Provincial Court or to complain to a regulator.

Entire agreement, assignment, waiver and survival

These terms, together with the Privacy Policy, are the whole agreement between us about this website, and replace any earlier understanding about it. Where a signed service agreement exists, it governs the services. You may not assign your rights without our written consent; we may assign ours to a successor of the business on notice to you. A failure to enforce a provision is not a waiver of it. Provisions that by their nature should survive — including intellectual property, disclaimers, limitation of liability, indemnity and governing law — survive termination.

Interpretation

Headings are for convenience and do not affect interpretation. These terms are drawn up in English, and the English version governs.
